Pine Sanctuary is an upcoming mixed development consisting of condominium residences, shop lots and offices, located in Paya Terubong, Penang. There are 4 blocks planned for the development, with a whopping 1,869 units housed within. The project will be built on a strip of land in the hills of Paya Terubong.
Phase 1 of Pine Sanctuary will be made up of 464 affordable homes within a 41-storey tower, as well as 388 condominiums housed in a 47-storey complex, followed by 241 commercial units. The affordable homes are amply sized at 850 sf, with a 3-bedrooms and 2-bathrooms layout. These units begin from prices of RM300,000, though pricing may vary when the project is officially launched. Another 776 condominium homes, comprising two towers which are both 47-levels in height, is also planned for Phase 2 of this project.
Facilities at Pine Sanctuary are aplenty, though it is uncertain as to whether the facilities of the condominiums and the affordable homes will be similar. Facilities at Pine Sanctuary include an infinity swimming pool, gymnasium, sauna, spa, tennis court, badminton court, function facilities,barbecue area, manicured lawn, as well as landscaped paths. On top of that, 24-hour security is also provided. However, interested parties may only be able to see a confirmed list of facilities when the property is launched.
Upon completion, the commercial shop lots are expected to provide residents with all the amenities needed. However, existing amenities like eateries, convenience stores, clinics and a petrol station can be found in the vicinities. More amenities such as schools and markets will require a drive to the town of Air Itam not too far away.
Accessibility wise, Jalan Paya Terubong links Pine Sanctuary to Air Itam north of it, while down south is the town of Bayan Baru and eventually Bayan Lepas (a little over 25 minutes away). As such, the development is ideally for working professionals who want to live within reach of their workplace while being close to the city.
The high-density development of Pine Sanctuary has garnered mixed sentiments from the public, with some expressing delight in seeing more affordable homes, while others are concerned with the developments’ location on hilly terrain and the towering heights of the buildings. Fears of over-congestion in the area is also a common thought voiced by the public.
